Seattle Just Cause Eviction
Residential evictions in Seattle may only be for just cause. A Seattle landlord may not evict without just cause, not even a month-to-month tenant.
Some examples of just cause:
- Failure to comply with a notice to pay rent or vacate.
- Failure to comply with a notice to comply with the lease or vacate.
- Habitually late rent or habitual failure to comply with lease terms (as defined by Seattle just cause eviction ordinance).
- Failure to vacate at the end of the lease term.
- The landlord wishes to occupy the premises as a primary residence.
- The landlord intends to sell a single family dwelling. Requires 60 days notice.
