Wrong Summons?
Attention: The mandatory eviction summons has changed twice in recent years. Many landlord attorneys and eviction services are still using an out-of-date and defective eviction summons. If you would like us to review the eviction summons your landlord attorney or eviction service is using, or if you are a tenant facing eviction and would like us to review the eviction summons you were served, contact us.

Mandatory Eviction Data Form for Pierce County Sheriff

King County Sheriff has for several years required completion of a mandatory eviction data form prior when presenting a writ for processing.  The sheriff’s civil unit has be known to refuse to serve the writ for lack of this information.  This can be very frustrating to a landlord who has won in court but cannot get the sheriff to carry out the eviction. The information requested includes the date of birth and/or driver’s license numbers of all adults in the property. A social security number is not helpful (though it may be needed for other purposes.  The information is used to conduct background checks for officer safety.

Other Sheriff’s offices have followed suit, most recently in Pierce County. The Pierce County eviction data form is an almost verbatim copy of the King County mandatory eviction data form.

While routine screening of tenants often produces this information, there are many situations in which the information is not readily available. If so, you should speak to a landlord attorney about your circumstances
